Summary : Useful for basic information The availability of Buy to Let mortgages has allowed many people to become private landlords. But don't expect to give up the day job if you're thinking of venturing down that path today. It is just not possible to witness the growth in capital appreciation in property as we saw 5 years ago. This is the major factor that has allowed the author to accumulate 60 properties in the space of 6 years. He has simply remortgaged his properties as they have gone up in value and with each reduction in interest rates to further finance the buying of new properties. This would be impossible to do now. However, Buy to Let may still be an attractive proposition if you have access to large amounts of capital for the purpose of deposits and have a very long term investment horizon. It may be possible to build up a small portfolio but not to the extent that was possible with the growth rates we have previously observed. With the interest rate cycle at an end, it would be not be prudent to undertake such an investment unless you had a significant cash cushion between mortgage payments and your rental income. On a traditional repayment mortgage this would not be possible, only on a more risky interest only mortgage.The author only provides basic information, all of which is common sense. Additionally, he has wriiten a number of books related to this subject. Do you really want to be subsidising the deposit for his next house? As they say, if you can't do, teach! Summary : How to Avoid Property Tax This book really has been indispensable for us over the last few months. My husband and I made the decision last year to buy several properties, with the hope that eventually these would provide a good income when we retire. After seeking some advice we went ahead but neither of us knew much about the tax side of things.How to Avoid Property Tax has helped us out on so many different matters, and must have saved us a fortune already in consultancy fees and tax. Particularly useful, I found, was the large amount of information explaining all the expenses we can claim against our tax - the list is huge.Thankfully we have now got all our affairs under control, and running smoothly. We are considering venturing into commercial property to a limited extent, and again this book has proven hugely helpful.It really does come very highly recommended, due to the wide range of tax issues covered and the high level of detail the author has crammed into each chapter. I read somewhere that this book was for the person that had already invested in property. I have yet to make my first purchase and am reading up on the subject before trying to convince my wife to free up some equity in our home! This book gives advice on the "Seven Pillars" with easy to understand language, examples and practical advice.As with the other books by Ajay that I have (Bible and Beat the clock) there is repetition, but as a novice investor anything that drives home his points is welcome.On it's own I think it is lacking a certain something, but in conjunction with the other books by him and others it finds it's place and I think it will be a core text when I do eventually start purchasing properties. Title : The Seven Pillars of Buy-to-let Wisdom Author : Ajay Ahuja Rating : 4 Stars out of 5. Summary : An excellent follow-up This is the follow up book the the bestselling, and extremely useful "Buy To Let Bible" by the same author. Although obviously there is a certain amount of covering of the same points, it is worth referring to both books if one is considering venturing into this type of business. The text is well set-out and easily digestible, and you are not in danger of being bogged down in facts and figures. I have used this book a great deal in my own business life and find it very user-friendly. Highly recommended. Title : The Buy to Let Handbook: How to Invest for Profit in Residential Property and Manage the Letting Yourself Author : Tony Booth Rating : 5 Stars out of 5. Summary : Very helpful, excellent guide for those new to the market Very readable and informative. Covered all areas and even included a chapter on "Letting in Scotland", which was the main reason I bought this one as many similar books do not cover this topic at all. You can even contact the author directly for further information on some topics! Title : How to Avoid Stamp Duty Author : Russell Eaton Rating : 1 Stars out of 5. Summary : Cut n Paste I was very dissappointed with this book, it only contains a couple of ideas and not much that isn't already obvious. The few techniques it does describe are then repeated with slight variations and re-badged as new techniques within later chapters in the book. Whole chapters are practically cut and paste in this way so much that it's pointless re-reading them again (although the author encourages you to do this). Schoolboy tricks, write a chapter then copy it eight times with new headings and pretend you've written a book - not!Schoolboy antics, write a chapter then copy it eight times with new headings and pretend you've written a book - not! Summary : Essntial reading for all Landlords Having recently become a "buy-to-let" landlord myself, I was looking for a book which would tell me everything I needed to know about the property letting game. A number of publications I came across seemed to be extremely detailed and difficult to get to grips with. A friend of mine then recommended David Lawrenson's book on the subject and I promptly followed his advice and bought it. I wasn't disappointed.This book covers all areas of property letting but better still, it covers it in a simple and easy to understand format. The author shares his own experiences of being a landlord and informs the reader of potential danger areas to watch out for. The advice offered is straight forward, practical and informative but most of all, accessible to the reader. Areas I found particularly helpful were those on property tax (a minefield explained easily) and advice on how to keep your property let at all times (essential for any landlord). Overall, I would recommend this book for any type of landlord. Whether new to the game or experienced, there is excellent information and advice contained within it's pages. It has become an essential reference guide for me in all matters relating to buy-to-let. Highly recommended. Title : The Buy to Let Handbook: How to Invest for Profit in Residential Property and Manage the Letting Yourself Author : Tony Booth Rating : 5 Stars out of 5. Summary : Very helpful, excellent guide for those new to the market Very readable and informative. Covered all areas and even included a chapter on "Letting in Scotland", which was the main reason I bought this one as many similar books do not cover this topic at all. Summary : An essential and practical book There are several books on the market now concerning the subject of "Buy To Let", but I find this to be undoubtedly the best. It can be easily used as a practical, step-by-step reference point when venturing into this potentially hazardous field. Ajay Ahuja holds your hand, so to speak, in a concise but never patronising style that is high on information and low on "I've been there and done it" anecdotes that can be prevalent and irritating in many books. The method of presentation is both logical and clear to read and consequently easy to digest. The approach is very much step by step. So many companions to a certain field of business blind the reader with science, providing an often unhelpful mire of indegestible facts and figures. Ajay Ahuja manages to steer clear of that while at the same time using such information as is necessary to help one along the way. His case studies and examples are particularly easy to understand.Personally, I am now becoming relatively successful in this field and found this book invaluable as a starting point. Definitely a worthwhile buy. Title : How to Profit from Off-Plan Property Author : Alyssa Savage Rating : 5 Stars out of 5. Summary : Straightforward, Easy to Read and Understand After attending several property investment seminars, and being registered with a variety of property investment companies specialising in off-plan investments, I finally feel that I have found out the answers(and then some!) that I was looking for all along through this book.This is a straightforward, easy to read, no-nonsense approach to investing in property from plan. There was a lot of detail in regards to shortfalls - and even a downloadable (and free!) calculator - which I now use regularly to figure out whether or not deals stack. I also liked the fact that they were not pushing the glories of buying property this way - but took a sensible, more cautious approach in regards to what to look for and to look out for.Although there is a lot of information to get across, it is written in a very effective, concise manner. Most importantly, it covers all the basics - plus provides exceptional detail in regards to what you really need to know when you are looking at investing in off-plan property.Most importantly, I am sure that after reading this book it has saved me thousands (and thousands) of pounds not to mention a lot of unnecessary grey hairs! Title : Retire Rich with a Property Pension Author : Nick Braun Rating : 5 Stars out of 5. Summary : Highly Recommended The advice in this book is essential for anyone who, like myself, is considering property as a retirement investment. The straightforward advice on the pros and cons of using property as a pension asset is written in plain English and the style of writing makes it very easy to read, whilst remaining informative. In fact, one of the strategies saved me more than GBP2,000 and this went towards my deposit and legal fees (a great help). The strategies in the book can also be used by anybody selling property, as it shows how to offer property free of stamp duty as a way of attracting a sale. This really is a great book which I recommend to anybody buying or selling property in the UK.
