A survivor’s guide to buy to let - Times Online(Loans With Quick Sign)
Estate agents report more landlords needing to sell because they can’t find tenants, or because interest-rate rises mean their rental income no longer covers their mortgage repayments. Most landlords are sitting on significant equity because prices have risen so strongly in recent years, so even if values did fall back over the next few years, most would still make a profit. Someone with a £150,000 inter-est-only mortgage who is coming to the end of that deal will see their payments jump from £606 a month to £969 if they move on to Clydesdale’s standard variable rate of 7. If you need more equity in your rental property to get a good mortgage deal but don’t have enough savings to pay off some of the mortgage, you could consider releasing money from your main home and use it to reduce the mortgage on the buy-to-let. The CGT must be paid eventually, but if you sell your EIS shares over several years, using your CGT allowance each time, you may be able to avoid the tax or at least get the lower rate. Summary : A Useful Starting Point I found this book accessible and informative as a first point of reference for a potential novice landlord. Whilst some of the information may be a little sketchy, for example that concerning calculating the financial viability of buying-to-let, the book does contain a readable overview of the main stages involved in the process. Title : How to Avoid Stamp Duty Author : Russell Eaton Rating : 5 Stars out of 5. Summary : A unique book Although this extraordinary book is devoted to stamp duty, it goes far beyond. It shows how to buy properties with no money down, using perfectly legal and ethical strategies. Also it shows how not to lose a property deal, whether buying or selling. I can’t praise this book highly enough - it really is a ‘must read’ for anybody buying or selling property. Title : How to Avoid Property Tax Author : Carl Bayley Rating : 5 Stars out of 5. Summary : A Fantastic book for property investors and landlords Having been in the business for many years, I must say that this is the best book on the subject I have come across so far. It is full of useful tips and strategies and I can honestly say it has saved me a small fortune in tax this year. Definitely recommended. Title : Buy-to-Let Property Hotspots: Where to buy property and how to let it for profit Author : Ajay Ahuja Rating : 2 Stars out of 5. Summary : Stay with the Buy-to-Let Bible. This book was disappointing after having read the very informative Buy-to-Let Bible. The ‘hotspots’ listed tend to be large areas which may contain true hotspots, but I feel the information given is too vague.Suggested yields are generally less than advised in the Buy-to-Let Bible.Having researched the market in the North for the last few months, there are a number of good opportunities for buy to let that have been overlooked by this book, but were mentioned at the back of the ‘bible’. Title : The Buy to Let Handbook: How to Invest for Profit in Residential Property and Manage the Letting Yourself Author : Tony Booth Rating : 5 Stars out of 5. Summary : Very helpful, excellent guide for those new to the market Very readable and informative. Covered all areas and even included a chapter on “Letting in Scotland”, which was the main reason I bought this one as many similar books do not cover this topic at all. You can even contact the author directly for further information on some topics! Title : Buy to Let: The Key Steps (Keysteps) Author : Stuart Powers Rating : 4 Stars out of 5. Summary : A good BASIC intro This is a good basic introduction to buy-to-let property. It has information on most aspects of buy-to-let but only in a very cursory, passing way. This is good for those with no knowledge on buy-to-let and points you in the right direction to find follow up information. Don’t expect in-depth insights into this type of investment, but it is useful in learning about buy-to-let terms and procedures. Worth a look if you’re a complete beginner, otherwise look elsewhere. Title : How to Avoid Stamp Duty Author : Russell Eaton Rating : 5 Stars out of 5. Summary : Paid most of my deposit I bought this book in November 2005 and was amazed at the strategies you can use to save money. In fact, one of the strategies saved me more than GBP2,000 and this went towards my deposit and legal fees (a great help). The strategies in the book can also be used by anybody selling property, as it shows how to offer property free of stamp duty as a way of attracting a sale. This really is a great book which I recommend to anybody buying or selling property in the UK. Title : Buy to Let: The Key Steps (Keysteps) Author : Stuart Powers Rating : 5 Stars out of 5. [...] Title : Investing in the Student Buy-to-Let Market: How To Make Money From Student Accommodation Author : Ajay Ahuja Rating : 1 Stars out of 5. Summary : Not a wise investment. I would not recommend this book to anyone looking to specifically buy a property locally aimed at the student market or rent out an existing property to students.Only 50 of the 250 pages of this book are dedicated to giving advice on investing in the Student Buy-to-Let market. The rest of the book is a list of facts and figures about university areas throughout the country - most of which will be totally irrelevant unless you are unsure of where to buy your property/properties or are looking to invest in different parts of the country. Title : How to Avoid Property Tax Author : Carl Bayley Rating : 5 Stars out of 5. Summary : A fasinating read A property investor friend told me about How to Avoid Property by Carl Bayley so I decided to buy a copy for myself.I must say this book’s certainly worth every penny. It has lots of clear advice on how to pay less income tax and capital gains tax on your property investments and tells you precisely what you can and cannot do.It’s also easy to read with lots of clear examples which makes a change from other tax books! Title : The Buy-to-let Bible Author : Ajay Ahuja Rating : 3 Stars out of 5. Summary : Needs updating! OK, so property is a fast moving market, so I guess a book can get out of date very quick. Ajays examples are just so unrealistic in todays market. With normal (high risk) yields rarely exceeding 7%, his 12% model is completely out of touch. Those getting into B2L now will be including long term growth in their models. An interesting read, but needs an update. I’d recommend his 7 pillars book! Summary : An excellent follow-up This is the follow up book the the bestselling, and extremely useful “Buy To Let Bible” by the same author. Although obviously there is a certain amount of covering of the same points, it is worth referring to both books if one is considering venturing into this type of business. The text is well set-out and easily digestible, and you are not in danger of being bogged down in facts and figures. I have used this book a great deal in my own business life and find it very user-friendly. Highly recommended. Title : Successful Property Letting: How to Make Money in Buy-to-let Author : David Lawrenson Rating : 5 Stars out of 5. Summary : Essntial reading for all Landlords Having recently become a “buy-to-let” landlord myself, I was looking for a book which would tell me everything I needed to know about the property letting game. A number of publications I came across seemed to be extremely detailed and difficult to get to grips with. A friend of mine then recommended David Lawrenson’s book on the subject and I promptly followed his advice and bought it. I wasn’t disappointed. This book covers all areas of property letting but better still, it covers it in a simple and easy to understand format. The author shares his own experiences of being a landlord and informs the reader of potential danger areas to watch out for. The advice offered is straight forward, practical and informative but most of all, accessible to the reader. Areas I found particularly helpful were those on property tax (a minefield explained easily) and advice on how to keep your property let at all times (essential for any landlord). Overall, I would recommend this book for any type of landlord. Whether new to the game or experienced, there is excellent information and advice contained within it’s pages. It has become an essential reference guide for me in all matters relating to buy-to-let. Highly recommended. Title : The Buy-to-let Bible Author : Ajay Ahuja Rating : 1 Stars out of 5. Summary : Useful for basic information The availability of Buy to Let mortgages has allowed many people to become private landlords. But don’t expect to give up the day job if you’re thinking of venturing down that path today. It is just not possible to witness the growth in capital appreciation in property as we saw 5 years ago. This is the major factor that has allowed the author to accumulate 60 properties in the space of 6 years. He has simply remortgaged his properties as they have gone up in value and with each reduction in interest rates to further finance the buying of new properties. This would be impossible to do now. However, Buy to Let may still be an attractive proposition if you have access to large amounts of capital for the purpose of deposits and have a very long term investment horizon. It may be possible to build up a small portfolio but not to the extent that was possible with the growth rates we have previously observed. With the interest rate cycle at an end, it would be not be prudent to undertake such an investment unless you had a significant cash cushion between mortgage payments and your rental income. On a traditional repayment mortgage this would not be possible, only on a more risky interest only mortgage. The author only provides basic information, all of which is common sense. Additionally, he has wriiten a number of books related to this subject. Do you really want to be subsidising the deposit for his next house? As they say, if you can’t do, teach! Well, the end of the road has arrived for Buy to Let, and this is exactly what the author is doing. Title : Buy To Let: The Keysteps Series Author : Stuart Powers Rating : 5 Stars out of 5. Summary : Highly Recommended This book gives the essential facts you need to consider when starting in Buy to Let. The first section is good on discussing returns for different types of property and the amount of personal involvement you want and how this will affect the income. The section on likely income is clear and to the point followed by a section on risk reduction and finances, followed by advice on use of letting agents and taxation. The book ends with how to avoid common pitfalls and a host of random tips. I especially like the way each section is followed by a case study to reinforce the topic. [...] A great little book! Title : How to Avoid Property Tax Author : Carl Bayley Rating : 5 Stars out of 5. Summary : How to Avoid Property Tax This book really has been indispensable for us over the last few months. My husband and I made the decision last year to buy several properties, with the hope that eventually these would provide a good income when we retire. After seeking some advice we went ahead but neither of us knew much about the tax side of things. How to Avoid Property Tax has helped us out on so many different matters, and must have saved us a fortune already in consultancy fees and tax. Particularly useful, I found, was the large amount of information explaining all the expenses we can claim against our tax - the list is huge.Thankfully we have now got all our affairs under control, and running smoothly. We are considering venturing into commercial property to a limited extent, and again this book has proven hugely helpful. It really does come very highly recommended, due to the wide range of tax issues covered and the high level of detail the author has crammed into each chapter. It is very well written and easy to understand - which is always good for people like me who have no prior experience in these matters! Many Thanks. Title : The Buy-to-let Bible Author : Ajay Ahuja Rating : 5 Stars out of 5. Summary : An essential and practical book There are several books on the market now concerning the subject of “Buy To Let”, but I find this to be undoubtedly the best. It can be easily used as a practical, step-by-step reference point when venturing into this potentially hazardous field. Ajay Ahuja holds your hand, so to speak, in a concise but never patronising style that is high on information and low on “I’ve been there and done it” anecdotes that can be prevalent and irritating in many books. The method of presentation is both logical and clear to read and consequently easy to digest. The approach is very much step by step. So many companions to a certain field of business blind the reader with science, providing an often unhelpful mire of indegestible facts and figures. Ajay Ahuja manages to steer clear of that while at the same time using such information as is necessary to help one along the way. His case studies and examples are particularly easy to understand.Personally, I am now becoming relatively successful in this field and found this book invaluable as a starting point. Definitely a worthwhile buy. [...] This is where double tax treaties come into play, and in the case of a Spanish resident owning property in the UK, the double tax treaty articles 13 (1) and 24(4) can ensure that any gain is taxed in the UK. Fortunately, you can usually avoid UK CGT by remaining non resident for a period of at least five complete tax years. In terms of Spanish tax, whilst the Spanish may be able to levy tax on the gain, the current position is that in practice many residents have found that the Spanish revenue authorities have not been interested in the gain arising in the UK.So the book is in practice correct and a very interesting and informative read to boot. Summary : misleading title This book only really offers only the well known “chattels” route to avoiding stamp duty. It does point out that to be cautious one should only aportion chattels value at less than %5 of the property value, or risk attracting the attention of the Inland Reveneue. But otherwise as bjk100 points out this book is mainly a cut and paste job.It offers “Seven” strategies for resedential property - of these only the “threshold strategy” is relevant to avoiding stamp duty - and it’s straightforward - if the price is near the threshold then offer the threshold and try to make up the difference with chattels. The rest of the “strategies” in this section are either cut-and-paste jobs, (the same text is repeated paragraph for paragraph in many sections) or it is advice on how to fund your stamp duty with your mortgage - and this advice is also repeated over an over in multiple sections. There is also a couple of small sections dedicated to people buying more than one property at once, or people who want to swap properties - I can’t see that these two circumstances are that common, and the advice offered is simple common sense. Please NOTE - a large portion of this book is dedicated to how to fund your stamp duty and other conveyancing costs through a LARGER MORTGAGE. So the title is a fraud, there is no avoidance, it merely explains how to pay the stamp duty by expanding your mortgage.Do buy it if you want to read about the “cash back strategy” where you negotiate the price with the seller and then buy for a higher price and the seller gives you cash back - which you can use to fund stamp duty etc… but note again NO TAX IS AVOIDED, only DEFERRED - with interest. Then the book goes on to cut and past all the advice all over again with minor trivial alterations for “commercial” property. The only reason I bought this book is because I’m desparate, I’m lookign at a couple of properties right now, listed at 269K, and the impending stamp duty lunacy is giving me heartburn.I didn’t expect much, but my optimism was engaged by the three other reviews - I now wonder if the author is installing some astro-turf at amazon. [...] A great little book! Title : How to Profit from Off-Plan Property Author : Alyssa Savage Rating : 5 Stars out of 5. Summary : Straightforward, Easy to Read and Understand After attending several property investment seminars, and being registered with a variety of property investment companies specialising in off-plan investments, I finally feel that I have found out the answers(and then some!) that I was looking for all along through this book. This is a straightforward, easy to read, no-nonsense approach to investing in property from plan. There was a lot of detail in regards to shortfalls - and even a downloadable (and free!) calculator - which I now use regularly to figure out whether or not deals stack. I also liked the fact that they were not pushing the glories of buying property this way - but took a sensible, more cautious approach in regards to what to look for and to look out for.Although there is a lot of information to get across, it is written in a very effective, concise manner. Most importantly, it covers all the basics - plus provides exceptional detail in regards to what you really need to know when you are looking at investing in off-plan property. Most importantly, I am sure that after reading this book it has saved me thousands (and thousands) of pounds not to mention a lot of unnecessary grey hairs! Title : How to Make Money from Property: The Expert Guide to Property Investment Author : Adam Walker Rating : 5 Stars out of 5. Summary : Essential reading Unlike similar books written by US authors on the subject of property investment, this book deals with the subject in the UK. Some points made by the author I have not seen anywhere else and could really make the difference between success and failure. It doesn’t bang the drum like other motivational investment books but deals with the essentials in a very business like manner. It covers almost every aspect of property investment, but not in tremendous depth, which is pity. This book will give you enough information to get started, but keep your feet on the ground. To sum up, if you’re about to begin investing in property in the UK, you must read this book. I will be looking for more by this author. Definitely worth buying. Title : Successful Property Letting: How to Make Money in Buy-to-let Author : David Lawrenson Rating : 5 Stars out of 5. Summary : Simply the best on this subject An artist is judged by his paintings, what a masterpiece of a book David Lawrenson has written!I have read no less than seven books on this subject by various authors but most are written by people who have usually interviewed others or have very little experience and most importantly rarely speak candidly about their mistakes or how to resolve the issues ASAP. This is what the landlords need to know to avoid such hazards and David Lawrenson has captured the need for this perfectly. Nor is it tedious to read.Anyone can tell you about how to do this or how to do that, but there is no substitute for experience for anything in life. That is a FACT!This book is written from many years of firsthand experience with such simplicity, detail and indepth advice on everything, it truly is worth its weight in gold and is indispensible. For a novice or professional buy-to-let investor, this book should be the reference (it is the only one required on this subject in my opinion). I cannot praise this book enough.Value for money is an understatement for this book, I am not kidding! Title : Buy to Let: The Key Steps (Keysteps) Author : Stuart Powers Rating : 4 Stars out of 5. Summary : A basic Guide For Letting Property Stuart Powers: Buy To Let, The Key Steps is exactly what the title says. It is a book best suited to those who have not yet researched the buy to let provisions and gives a key insight into where to look, and what to look for. It is a short book which can easily be read during other activities (such as in a break) and fits neatly into a pocket or handbag due to its size. It covers all the basics and stimulates the desire for further reading. This book is ideal for those at the beginning of their research into this area. It does not go into specific detail but provides recommendations on other points of contact. The case studies give a practical element to the theory and explain it well. A good book to start with. Title : How to Avoid Property Tax Author : Carl Bayley Rating : 5 Stars out of 5. [...] Title : How to Avoid Property Tax Author : Carl Bayley Rating : 5 Stars out of 5. Title : Successful Property Letting: How to Make Money in Buy-to-let Author : David Lawrenson Rating : 5 Stars out of 5. Summary : Essential Reading for any Landlord Having recently become a “buy-to-let” landlord myself, I was looking for a book which would tell me everything I needed to know about the property letting game. Title : How to Make Money from Property: The Expert Guide to Property Investment Author : Adam Walker Rating : 5 Stars out of 5. Summary : Finally, a practical, UK focused real estate book! Since I was already considering investing in the property market but wanted to find out more about the opportunities in the UK, I was getting frustrated at the U.S. focus. When I found this book, I was initially skeptical, but on reading it I found this to be my first step in the property investment ladder.Invest in this book today and make it your first valuable property investment too! Title : How to Profit from Off-Plan Property Author : Alyssa Savage Rating : 5 Stars out of 5. Summary : An invaluable resource for off-plan investors Having looked for some time to find some decent information on off-plan property investment, this book is the best out there in my opinion. I found it very easy to read, and the examples and case studies were very helpful in allowing me to fully understand many of the practices involved with this form of investment. The authors’ extensive experience is clearly evident, and I would gladly recommend this book to others. Title : How to Avoid Stamp Duty Author : Russell Eaton Rating : 1 Stars out of 5. Summary : Cut n Paste I was very dissappointed with this book, it only contains a couple of ideas and not much that isn’t already obvious. The few techniques it does describe are then repeated with slight variations and re-badged as new techniques within later chapters in the book. Whole chapters are practically cut and paste in this way so much that it’s pointless re-reading them again (although the author encourages you to do this). Schoolboy tricks, write a chapter then copy it eight times with new headings and pretend you’ve written a book - not!Schoolboy antics, write a chapter then copy it eight times with new headings and pretend you’ve written a book - not! [...] A great little book! Title : How to Make Money from Property: The Expert Guide to Property Investment Author : Adam Walker Rating : 2 Stars out of 5. Summary : Don’t bother with this one I don’t know who these people are who wrote the reviews above (or are they below?) - friends of the author I would imagine. The book has SOME interesting points in it and does have some things that make you go “are yes that’s a good point” BUT it is padded out with the obvious, lots of “case studies” and other space filling techniques (e.g. a few blank or almost blank pages here and there AND a series of very short letters describing how to negotiate the buying price of a property that take up three and half side of the book and could be summarised in about three-quarters of a side). In my opinion it’s a very expensive book for the quantity and quality of material it contains. Title : Using a Property Company to Save Tax Author : Carl Bayley Rating : 5 Stars out of 5. Summary : Easy to read and very informative I bought this book for my daughter and son in law, who have taken charge of several properties previously belonging to myself. I decided to look up a few points before passing the book along, and ended up reading the whole thing and ordering another copy for her, as I found the book very easy to read (I was expecting to be overwhelmed with accountant’s talk), and very informative indeed. It is nice to see that the book is updated regularly, and I will certainly be buying future publications. [...] Title : Buy to Let: The Key Steps (Keysteps) Author : Stuart Powers Rating : 5 Stars out of 5. Title : The Buy to Let Handbook: How to Invest for Profit in Residential Property and Manage the Letting Yourself Author : Tony Booth Rating : 5 Stars out of 5. You can even contact the author directly for further information on some topics! Title : The Buy-to-let Bible Author : Ajay Ahuja Rating : 5 Stars out of 5. The chapters on how to find the right property in the right location and the one on how to reference tenants (so as not to end up with the tenant from hell!) were particularly good. There’s also a good tenancy agreement in the index and a useful list of addresses for other organisations too. It’s also written in an easy to read style and made me laugh a few times too, which for a hard bitten landlady isn’t easy!Highly recommended. Summary : I wouldn’t trust it At only 122 pages it’s only about as thick as a magazine, this would be fair enough if it was accurate… however the area I was interested in regarding the sale of property in the uk while a resident in Spain as covered page 37-38 states I would escape capital gains tax altogether IS INCORRECT. The author does not understand the the concept of dual tax treaties which stop someone from paying tax twice but does not help in avoiding tax, so even though article 13(1) states that capital gains from immovable property MAY be taxed in the country it is situated (ie the UK) it does not prevent the Spanish from also taxing it if you are resident there (WHICH THEY WILL AT 15%), the author needs to understand MAY does not mean MAY ONLY. Title : Buy to Let: The Key Steps (Keysteps) Author : Stuart Powers Rating : 5 Stars out of 5. Summary : lets get started this books gives all the relevent information on getting started on the property ladder of buying to let, very informative and easy to read and understand Title : Buy To Let: The Keysteps Series Author : Stuart Powers Rating : 5 Stars out of 5. Title : The Buy-to-let Bible Author : Ajay Ahuja Rating : 5 Stars out of 5. Summary : Worth every penny A fantastic read. I’ve managed to get a lot of information about the buy to let market from a fried of mine and a few programs I’ve seen on the TV. However, I still found lots of useful information in the book. Clear and concise. [...] A great little book! Title : How to Avoid Stamp Duty Author : Russell Eaton Rating : 5 Stars out of 5. Summary : A super book The review from ‘bjk100 from London’ is totally wrong. This book is full of great strategies for avoiding stamp duty and saving money. There are literally dozens of ideas and tips that can save a buyer thousands of pounds, or help a seller secure a sale. For ‘bjk100′ to say there are only a couple of ideas is just ridiculous. Also, bjk100 (who writes anonymously) says that some chapters are ‘cut and paste’ jobs. This again is totally incorrect. Some chapters are written for property BUYERS and some for property SELLERS, making the book easy to read and understand. I have already used strategies in the book that have made a big difference to my property business. I highly recommend this book to anybody buying or selling property in the UK. This is a book worth its weight in gold. [...] Title : The Seven Pillars of Buy-to-let Wisdom Author : Ajay Ahuja Rating : 4 Stars out of 5. Summary : Very thorough, full of facts and highly recommended As an experienced property investor I found this book still taught me lots that I didn’t know already. Title : The Buy to Let Handbook: How to Invest for Profit in Residential Property and Manage the Letting Yourself Author : Tony Booth Rating : 4 Stars out of 5. Title : Buy To Let: The Keysteps Series Author : Stuart Powers Rating : 4 Stars out of 5. It shows how to buy properties with no money down, using perfectly legal and ethical strategies. Also it shows how not to lose a property deal, whether buying or selling. I can’t praise this book highly enough - it really is a ‘must read’ for anybody buying or selling property. The few techniques it does describe are then repeated with slight variations and re-badged as new techniques within later chapters in the book. You are best finding out information on the internet than wasting your money on this book. Summary : Very thorough, full of facts and highly recommended As an experienced property investor I found this book still taught me lots that I didn’t know already. Title : Buy to Let in Spain: How to Invest in Spanish Property for Pleasure and Profit Author : Harry King Rating : 4 Stars out of 5. Summary : very well put and presented I read many books on buying in Spain as you would expect, and because we deal with many first time investors in Spain we wanted a book we could tell our clients to buy while they were assessing their purchase options with us. This book ticks the boxes and I am happy to say that the author and our company are both on the right track. We particularily liked the yield formula and how close your property should be to the airport for rental purposes. I can’t praise this book highly enough - it really is a ‘must read’ for anybody buying or selling property. Title : How to Avoid Stamp Duty Author : Russell Eaton Rating : 1 Stars out of 5. Title : Successful Property Letting: How to Make Money in Buy-to-let Author : David Lawrenson Rating : 5 Stars out of 5. Summary : Required reading David Lawrenson has produced an excellent book. His experience as a landlord provides an invaluable insight into the intricacies of a market which can be challenging for the uninitiated. Thoroughly recommended! Title : Retire Rich with a Property Pension Author : Nick Braun Rating : 5 Stars out of 5. Summary : Highly Recommended The advice in this book is essential for anyone who, like myself, is considering property as a retirement investment. The straightforward advice on the pros and cons of using property as a pension asset is written in plain English and the style of writing makes it very easy to read, whilst remaining informative. I recommend this highly. [...] A great little book! Title : The Seven Pillars of Buy-to-let Wisdom Author : Ajay Ahuja Rating : 4 Stars out of 5. Summary : Another easy to read guide… I read somewhere that this book was for the person that had already invested in property. I have yet to make my first purchase and am reading up on the subject before trying to convince my wife to free up some equity in our home! This book gives advice on the “Seven Pillars” with easy to understand language, examples and practical advice. As with the other books by Ajay that I have (Bible and Beat the clock) there is repetition, but as a novice investor anything that drives home his points is welcome. On it’s own I think it is lacking a certain something, but in conjunction with the other books by him and others it finds it’s place and I think it will be a core text when I do eventually start purchasing properties. Title : The Seven Pillars of Buy-to-let Wisdom Author : Ajay Ahuja Rating : 4 Stars out of 5. [...] Overall a practical easy to read reference book for those either in or thinking about entering the buy-to-let market.
